Accompanied viewings

Referencing including checks from credit agencies, employers, previous landlords and immigration.

Preparation of the Tenancy Agreement.

Preparation of the inventory.

Preparation of the Schedule of Condition of the property to include photographs.

Regular inspections of the properties and reporting to landlords.

Collection of rent each month and submission to the landlord through the bank on a monthly basis. 

Implementing of day to day repairs.

Where landlords are resident abroad, dealing with the income tax deduction and payment to HMRC if applicable.

Collection of Deposit and registration of the same.

Instruction to contractors to undertake Health & Safety checks i.e. gas, electrical, pat testing, energy performance certificate, legionella risk assessments. Advising on Houses in Multiple Occupation.

Checking the property at the end of the tenancy and returning deposit accordingly.

Freeman & Mitchell Fee to landlords 9% of rent collected plus VAT.
