Preparation and posting of service charge demands and ground rent
demands if applicable.
Collection of ground rent/service charges and banking the same on your
behalf.
Preparation projection of expenditure for service charges.
Payment of expenditure invoices.
Arrears collection.
Preparation and delivery of Section 20 notices.
A copy of the annual statement of income/expenditure for each
financial year to be independently audited and submitted to each
leaseholder.
Arranging routine cleaning/maintenance to the structure and common
parts.
Arranging for the testing of fire alarms and emergency lighting
Arranging health & safety reports i.e. asbestos/fire.
Liaising with leaseholders who have routine inquiries.
Advice given on Landlord & Tenant Procedures.
Insurance Valuations.
Obtaining quotations for buildings insurance and deal with any claims
for the common parts.
Provide reports to Directors prior to any meetings they have.
Organise all aspects of repair/maintenance.
Undertake Planned Maintenance Schedules for short/long term works.
Regular inspections of the common areas/site.
Section 20 Notices including the obtaining of tenders for work
and supervision of the same.
Attendance at AGM/Director Meetings as required. Taking
minutes of the same.
Dealing with applications from leaseholders regarding proposed
alterations to individual apartments.
Supervision of suppliers of services.
